What a new system costs

Fixr's installed prices by size:

System sizeInstalled cost
2 ton$4,250 to $7,500
2.5 ton$4,500 to $8,000
3 ton$5,000 to $9,150

5 ton$7,800 to $14,000

Fixr, updated August 29, 2025. National figures, not a Mesa quote. Fixr's $8,750 average assumes a 3 ton split system with new ductwork in a 2,000 sq ft home.

About 77% of occupied homes in Mesa's ZIP codes heat with electricity (Census ACS 2020-2024). In most of those, the replacement is a heat pump rather than a cooling-only AC. Heat pumps. In a manufactured home it is usually a packaged unit. Manufactured homes.

Size it with a load calculation

The Department of Energy says the right size comes from calculating the house's heating and cooling loads with ACCA Manual J, and warns that rules of thumb lead to oversized systems that cycle on and off too often and waste energy. If a contractor sizes your system by square footage alone, ask for the Manual J. Sizing for a 2,000 sq ft home.

Permits in Mesa

The City of Mesa's residential FAQ says you don't need a permit to replace an AC unit if the new one uses the same or less electricity as the old one. If you're changing the electrical connections, you need a construction permit. A bigger system or a move from a packaged unit to a split system often changes the electrical, so ask the contractor who pulls the permit and whether it is in the price. Gilbert, Chandler, Queen Creek and Apache Junction set their own rules.

Efficiency minimums in Arizona

Arizona is in the Department of Energy's Southwest region. Split-system central air conditioners under 45,000 Btu/h installed since January 1, 2023 must be at least 14.3 SEER2. Higher SEER2 costs more up front and uses less electricity, which matters in a place that runs the AC from April into October.

New refrigerant

New home air conditioners and heat pumps built with components made on or after January 1, 2025 must use a refrigerant with a global warming potential under 700, such as R-32 or R-454B instead of R-410A. Existing R-410A systems can still be repaired. What the change means for you.

Rebates and tax credits

The federal 25C energy efficient home improvement credit ended for equipment placed in service after December 31, 2025, according to the IRS. A system installed in 2026 doesn't qualify. Ask the contractor whether the system qualifies for a current SRP rebate, and confirm the amount on srpnet.com before you sign. Utility rebate amounts change, and some require a participating contractor.

What a good quote includes

  • The load calculation and the size it produced.
  • Model numbers and the SEER2 rating for both the outdoor unit and the indoor coil or air handler.
  • What happens to the ducts: sealed, resized or left alone.
  • Any permit, and haul-away of the old unit.
  • The warranty on parts and labor, in writing.
  • The contractor's ROC license number, which you can check at roc.az.gov.

I'd get two quotes on any replacement. The difference between them is usually the ductwork.

Questions Mesa homeowners ask

How much does a new AC unit cost for a 2,000 sq ft house?

Fixr's national average for a new central system is $8,750, based on a 3 ton, 16 SEER split system with new ductwork in a 2,000 sq ft home. A 3 ton system alone runs $5,000 to $9,150 installed. The right size for your house comes from a load calculation.

Do I need a permit to replace my AC in Mesa?

Not if the new unit uses the same or less electricity as the old one, according to the City of Mesa. Changing the electrical connections needs a construction permit.

Is there a federal tax credit for a new AC in 2026?

No. The IRS says the 25C credit isn't allowed for property placed in service after December 31, 2025. Ask about current SRP rebates instead.

Which brand of AC is most reliable?

Installation matters more than the badge on the unit. Correct sizing, sealed ducts and the right refrigerant charge come first. Pick the contractor first, then compare the warranty each brand comes with.
